What Every Homeowner and Realtor Should Know About Appraisals: Key Takeaways from Natalie Jay of Definitive Valuations
At The Cinder Group, we believe that great agents never stop learning.
Today, our team had the opportunity to welcome Natalie Jay, Chief Appraiser and Owner of Definitive Valuations, for an informative training session focused on residential appraisals. Based in Huntsville, Definitive Valuations has been serving homeowners, lenders, attorneys, and real estate professionals throughout Alabama and Tennessee for nearly two decades while providing educational classes to local brokerages.
Natalie shared valuable insight into where the appraisal industry is headed, common misconceptions about home values, and practical tips that both homeowners and real estate agents can use to prepare for a successful appraisal.
Here are some of our biggest takeaways.
Big Changes Are Coming to the Appraisal Industry
One of the biggest announcements from the presentation was that appraisal reports are expected to look significantly different beginning this November.
According to Natalie, many of the traditional appraisal forms the industry has relied on for years are being phased out in favor of a more modern reporting process. As these changes are implemented, appraisal turnaround times may become longer while appraisers and lenders adjust to the new standards.
For buyers and sellers, this means planning ahead and allowing extra time during the transaction process may become even more important.
Preparation Can Make a Difference
One of the easiest ways homeowners can help during an appraisal is by creating a detailed list of improvements made to the property.
This list should include:
Renovations completed
Major repairs
Dates or timelines of the work
Significant upgrades such as new roofs, HVAC systems, windows, kitchens, bathrooms, flooring, or landscaping
Providing this information helps ensure the appraiser has a complete understanding of the property's history and improvements.
Comparable Sales Matter
Natalie emphasized that good comparable sales are one of the most important pieces of an appraisal.
Real estate agents can assist by providing recent, relevant comparable properties that accurately reflect the home's value. While appraisers conduct their own independent research, additional market information can provide helpful context when evaluating a property.
Appraisals Have a Shelf Life
Many homeowners don't realize that appraisals aren't intended to last forever.
Natalie explained that an appraisal is generally considered reliable for about six months because market conditions, inventory levels, and buyer demand can change quickly.
In a fast-moving market like North Alabama, values can shift significantly in a relatively short period of time.
Think Like an Investor
One of our favorite quotes from the presentation was:
"If you're trying to get a return on your investment, you need to think like an investor."
Instead of making renovations based solely on personal taste, homeowners should consider which projects add the most value in today's market.
Strategic improvements often produce a stronger return than highly customized upgrades.
Finished Basements Can Add Value
Looking for a project that may improve your home's value?
Natalie shared that finishing a basement can positively impact an appraisal because it increases usable living space when completed according to appraisal standards.
As always, quality workmanship and proper permitting remain important factors.
Not Every Sunroom Counts as Living Space
Many homeowners are surprised to learn that simply adding a sunroom doesn't automatically increase a home's official living square footage.
For a sunroom to be considered livable space during an appraisal, it generally needs to be permanently heated and cooled and finished similarly to the rest of the home.
Without those features, the space may still contribute value, but it may not be included in the home's gross living area.
Your View Can Influence Value
One of the more interesting facts Natalie shared was that a property's view can influence its value.
Whether overlooking water, mountains, a golf course, or another desirable landscape, a premium view can become part of the overall valuation when supported by comparable sales.
Location has always mattered, but sometimes what you can see from your home matters too.
